New Leases, Renewal Lend to Dynamic Retail Mix at Liberty Center in Erie, Pa.

Transactional Activity Totals Nearly 14,000 SF at Levin-Managed Property

Two new commitments and a lease renewal totaling nearly 14,000 square feet at Liberty Center in Erie underscore a period of steady momentum and the creation of a dynamic tenant mix at the 230,000-square-foot shopping center. Self-service photography studio Self Serv Selfies has opened its first location, while home respiratory and medical supplier Rotech Healthcare will add a new store at Liberty Center; Fred’s Furniture renewed its lease at the property.

Levin Management Corporation (LMC) serves as managing agent for Liberty Center, located at the intersection of Liberty and W. 38th Streets, just west of Peach Street. Sherry Bauer, broker/owner of SBRE – Sherry Bauer Real Estate Services, arranged the latest transactions as LMC’s local representative. Randall Rydzewski of Howard Hanna Real Estate Services served as tenant broker for Rotech Healthcare.

  • Self Serv Selfies (3,500 square feet) is a new venture for business owner Jerry Hicks, an Erie native. The studio offers various backgrounds and interactive rooms where customers can take photos of themselves, their friends and family, and even their pets.
  • Rotech Healthcare (3,900 square feet) is a national leader in providing ventilators, oxygen, sleep apnea treatment, wound care solutions, and home medical equipment; the company provides products and services through approximately 300 locations.
  • A local family business that has been operating for 45 years, Fred’s Furniture (6,300 square feet) offers a selection of bedding, recliners, sofas, dinettes, end tables and more at affordable prices.

With its strong demographics and convenient location, Liberty Center is an excellent place to do business, according to Bauer. “Self Serv Selfies and Rotech Healthcare are wonderful additions that will enhance the diversity of the tenant base and attract even more customers to the center,” she said. “Fred’s Furniture is a long-standing local retailer that has been a tenant at Liberty Center since 2016. This lease renewal underscores the confidence that tenants have in the property’s ability to draw consumer traffic – and sales.”

The three latest commitments extend a period of sustained leasing activity at Liberty Center. Clothing stores Materialistic Women’s Boutique and Truth Clothing, and restaurant Triple D’s Tastey Grill all joined the tenant roster in late 2020, following previous leases by Stumpy’s Hatchet House and Northern Lights Hydroponics.

Located in the residential heart of Erie, Liberty Center is anchored by supermarket chain Tops Friendly Markets. In addition to the new leases and recent openings, the center also includes Dollar Tree, Harbor Freight Tools, Rent-A-Center, PA Wine & Spirits, PNC Bank and Dickey’s Barbecue Pit, among others. These businesses serve a growing residential population of more than 103,000 people within a three-mile radius.
