Patsy’s Pizzeria Coming to 35-71 South Ocean Avenue in Patchogue, N.Y.

Levin Management Brings “Main Street” Retail Property to Full Occupancy

PATCHOGUE, N.Y., March 16, 2018 – New York restaurant institution Patsy's Pizzeria is coming to downtown Patchogue, leasing 2,700 square feet at 35-71 South Ocean Ave. The commitment brings the 23,000-square-foot “main street” retail property to 100 percent occupancy, announced North Plainfield, N.J.-based Levin Management Corporation (LMC), exclusive leasing and managing agent.

With more than 10 locations, Patsy’s Pizzeria is regarded as one of New York’s earliest pizzerias. Patrons will be able to dine-in or take out from the new 35-71 South Ocean Ave. location. Along with its famous coal oven pizza, the menu will include Italian favorites such as soups, salads and appetizers, as well as pasta, chicken, seafood and meat dishes.

“There are other pizzerias in the area but nothing quite like Patsy’s,” said LMC Leasing Representative E.J. Moawad, who arranged the 35-71 South Ocean Ave lease. “This iconic franchise has a loyal following, and Patchogue Village – with its up-and-coming retail and dining scene – is an excellent location for this brand’s continued growth. Patsy’s Pizzeria rounds out 35-71 South Ocean Ave.’s dining options and joins this revitalized neighborhood’s growing selection of mouthwatering restaurants.”

In January, Irish pub and restaurant James Joyce Pub – which offers an expansive menu of continental American food along with classic Irish fare – celebrated its grand opening at 35-71 South Ocean Ave. The property, located just off Main Street, also is home to 360 Taiko Sushi & Lounge, among other tenants.

35-71 South Ocean Ave. sits just three blocks from the Long Island Railroad, approximately one mile from The Sunrise Highway and less than five miles from the Long Island Expressway. The property serves a growing residential population of more than 153,000 people with an average household income of more than $107,800 within a five-mile radius.
