The Challenge

When National RE/sources retained Levin Management as retail marketing and leasing agent for its mixed-use redevelopment of a former Unilever R&D campus, it tasked the firm with defining the tenant mix for what would become a town center for the Borough of Edgewater. With redevelopment efforts kicking into high gear all along New Jersey’s Gold Coast, Levin’s goal centered on distinguishing Edgewater Harbor as a premier shopping destination.

The Levin Solution

Constructed on 21 acres along River Road, Edgewater Harbor’s Phase I includes 495 high-end loft and apartment residences, a 1,900-foot river walk along the Hudson and the borough’s new municipal building. Its 100,000-square-foot retail component features ground floor “Main Street” retail in two residential buildings, as well as free-standing pads.

From the outset, we focused on identifying and securing anchor tenants that would create momentum for the balance of the inline leasing and maximize long-term traffic to the property. Our team leveraged Edgewater Harbor’s excellent visibility and access, daily traffic generated by the municipal building, and the future built-in base of Edgewater Harbor residents and guests to secure CVS as the project’s first anchor. A 24,000-square-foot lease to HomeGoods followed. Drawing on the energy generated by these major commitments, we filled the ground-floor space in the residential buildings. Today, shoppers at Edgewater Harbor enjoy a mix of personal services and boutique retail; and dining options ranging from the upscale Haven Riverfront Restaurant and Bar to quick service restaurants such as Five Guys, Moe’s Southwest Grill and Dunkin Donuts.

Ultimately, Levin’s ground-up development history and expertise were integral in our ability to successfully market and lease Edgewater Harbor quickly, and with tenants that support the mixed-use community while also positioning the property to attract shoppers from throughout the region.
