The Challenge

Capitol Plaza fell on hard times in the mid-1970s, when thoroughfare traffic was permanently diverted from its main road and its two-story anchor tenant went bankrupt. For several years, a flea market served as the center’s anchor. A $5 million property renovation in 1988 brought in a new anchor, but a significant amount of the space remained empty – on the second floor. Levin’s creative solution involved converting the second-story vacancy to office space and leveraging the appeal of a mixed-use environment.

The Levin Solution

Levin gutted part of the structure and created a separate, two-story arched entryway for the office component, which we named 1001 Spruce Office Center. Updated landscaping, new signage and dedicated parking further established a distinct corporate identity. We incorporated a new façade, first-class lobby and perimeter windows that flood the interior with natural light. We also upgraded internal systems to include state-of-the-art HVAC, electrical systems and communications capabilities for high-tech users.

In the desirable Mercer County office market, the 70,000-square-foot 1001 Spruce Office Center proved to be highly marketable, and today Capitol Plaza is enjoying a wonderful life as a mixed-use development. Its office tenants enjoy on-site access to top retailers and services, including Planet Fitness, Marshalls, Dollar Tree, Forman Mills, Harbor Freight Tools, Save-A-Lot Supermarket, GNC and NJ’s first DD’s Discount, among others. These retailers, in turn, benefit from the locked-in business provided by the office tenants.

Our efforts were recognized by the Township of Ewing, which presented our team with a special “Good Neighbor” award, and by ICSC, which recognized Capitol Plaza with a MAXI Merit award for leasing support. Most importantly, Capitol Plaza is now positioned to hold its enviable competitive position for decades to come.

In 2016, Capitol Plaza will be part of another exciting transformation as the first Levin property to “go solar.” Vanguard Energy Partners of Branchburg, N.J., a national solar construction firm, has been selected to design, install and maintain/operate a rooftop solar system at 1001 Spruce Office Center. The project is expected to increase efficiency and reduce annual utility costs by supplementing the building’s electric power with a clean, alternative energy source.
